The Schober Academy rents four individual rooms across the two sides of this duplex. The terms on this page are the house’s existing whole-unit lease, posted for reference. A separate room agreement covering per-room rent, the shared kitchen and bathroom, the nine-month cohort term, and house rules is what Academy residents sign, and that signed agreement — not this page — controls. We are glad that you plan to stay with us in Saint Paul, MN! Your e-signature is requested below. Please note that you must pay the security deposit within seven (7) calendar days of requesting to stay. If you do not, the hold on your stay will be released for somebody else.
Furthermore, please be sure to review your cancellation agreement, which is also listed below. If you cancel 30 or more days before check-in, you will receive a 100% refund. If you cancel between 7 and 30 days before check-in, the Host retains 50% of the total rental amount. If you cancel less than 7 days before check-in, the Host retains 100% of the total rental amount.
The property term runs from the start date to the end date stated on the executed signature page for your tenancy.
The Host agrees to rent to the Guest the residential property located at 1597 Hartford Ave, Saint Paul, Minnesota ("Property"). The Property is part of a duplex. The Guest acknowledges that while the building contains another unit, the rented space is entirely private with no shared interior living areas. The Guest shall vacate the Property by the check-out date unless otherwise agreed in writing.
Rent and payment terms are to follow the booking platform used by the tenant. A flat rate of $2,100 per month will be charged and payable via the apartments.com portal. Rent is due on the first day of each month. The first rent payment is due on the term start date stated on the signature page, and the first and final months are prorated based on the actual dates of occupancy.
The Guest shall pay a $500 security deposit, which secures performance of this Agreement. The security deposit is due to the landlord within seven (7) days of reading this agreement. The preferred method of payment is online via the Apartments.com portal that the landlord has created and used for other guests. The deposit will be returned, together with simple noncompounded interest at the rate required by Minn. Stat. § 504B.178, within twenty-one (21) days after the Guest vacates the Property and provides a forwarding address, provided that no damage beyond normal wear and tear has occurred, no unpaid charges remain, and all keys and access devices are returned. Deductions may be made for damage, excessive cleaning, missing items, or unpaid amounts; the Host will furnish a written statement of any amount withheld and the basis for it within the same period, as required by Minnesota law.
All standard utilities, including electricity, water, sewer, trash, and internet, shall be paid by the Host unless otherwise agreed in writing. Yardwork and maintenance shall be the responsibility of the Host.
If the Guest cancels 30 or more days before check-in, the Guest receives a 100% refund. If the Guest cancels between 7 and 30 days before check-in, the Host retains 50% of the total rental amount. If the Guest cancels less than 7 days before check-in, the Host retains 100% of the total rental amount. All cancellation requests must be submitted in writing.
Quiet hours are from 9:00 PM to 7:00 AM daily. Guests agree to keep noise at a reasonable level so as not to disturb neighboring occupants.
Guests are strongly encouraged, but not required, to obtain a renters insurance policy covering personal property and liability. The Host is not responsible for loss or damage to the Guest's personal belongings.
The Property shall be used for residential purposes only. No pets are allowed on the Property. No subleasing is permitted. The Guest agrees to comply with all local laws and ordinances, and no illegal activity is permitted on the premises.
The Guest agrees to keep the Property in clean and sanitary condition, notify the Host promptly of any maintenance issues, and be responsible for any damage caused by the Guest or the Guest's invitees. There shall be no more than three (3) permanent residents at the Property.
Guests assume responsibility for personal property and use of the premises. The Host is not responsible for loss, theft, or injury except as required by law.
This Agreement shall be governed by the laws of the State of Minnesota.
